Calgary's Condo Market is Feeling the Squeeze — But Detached Homes Are Holding Strong
Sales ticked up from May, but the real story is a widening split between property types — and what it means for your next move.
June brought some welcome relief for the overall market — sales improved from May, reaching 2,197 units. But the headline number only tells half the story. Dig into the data and you'll find two very different markets operating side by side: one where detached homes in the right neighbourhoods are hitting record-high prices, and another where condo sellers are facing their toughest conditions in years.
The city-wide benchmark price in June sits at $572,500 — up from May and about 2% below last June. That modest year-over-year dip masks a much bigger swing happening beneath the surface.

The clearest way to understand June's market is this: more supply is hitting the higher-density segment (condos, apartments, some row homes), while detached home inventory has stayed relatively tight. Years of record housing starts are now flowing into the market — but mostly in the form of apartments and condos, not detached homes.
The result? The overall market sits at just over 3 months of supply — technically balanced — but apartment condos are sitting at nearly 5 months of supply, firmly in buyer's market territory. Meanwhile, some detached districts are experiencing outright seller's market conditions.
Condo spotlight: buyer's market is real
With only 423 sales against 931 new listings in June, the condo sales-to-listings ratio sits at just 45%. Year-to-date condo sales are down 26%. The benchmark condo price of $299,000 is nearly 9% lower than last June — and still declining. North East and East districts have seen drops exceeding 14%.

Here's where things land as of June 2026 — and where momentum is heading.
Up from May. West district leads with nearly 4% year-over-year growth. NE district down ~7%.

Buyer's market. Prices fell again from May. NE and East down over 14%. NW is the most resilient at −7.5%.
Good news: some areas bucking the trend!
It's not all softening. The West district for detached homes is in full seller's market territory — inventory is tight and prices are up nearly 4% from last year. The City Centre and West for semi-detached have reached new record highs in June. If you own in these areas, you're sitting well.
And there's a bright spot across all price ranges: sales have actually increased at the top end (over $1M) and bottom end (under $600K) of the detached market. It's the middle ground that's softened.
What about the surrounding communities?
Cochrane continues to impress — prices have risen for five consecutive months and year-to-date sales are still slightly ahead of last year. It remains one of the strongest performing markets in the region. Okotoks is notable for a 79% sales-to-listings ratio in June, meaning homes are still moving quickly relative to what's available.

If you're a condo buyer, the leverage is squarely in your court — prices are down nearly 9% from last year and there's real room to negotiate. If you're a condo seller, pricing strategy matters more than ever right now. Overpricing in this environment means sitting on the market.
